Harry Potter star Rupert Grint wins bid to build eco-village

Rupert Grint, best known for his role as Ron Weasley in the Harry Potter films, has received approval to develop an eco-village on his estate in Hertfordshire. The local authority, North Herts Council, granted full planning permission on 10 June for the transformation of Kimpton Grange, located in Kimpton, into six apartments along with the construction of nine additional homes within the property.

Despite some residents expressing concerns about potential impacts on nearby woodlands and wildlife, the council’s Planning Committee had previously granted outline planning permission in 2024. The final approval comes with conditions requiring Grint to contribute nearly £200,000 towards community infrastructure. These contributions include £100,000 allocated to Kimpton Parish Council, £70,000 earmarked for the expansion of Katherine Warington School, and over £11,000 designated for school places supporting children with learning difficulties.

Grint, aged 37, has owned the Kimpton Grange estate—a former vicarage—since 2009. After an unsuccessful attempt to sell the property at an estimated £6 million in 2018, he proposed the eco-village project in 2022. The architectural firm involved, Clear Architects, described the scheme as “truly outstanding and innovative,” emphasizing that the development aims to be carbon neutral. Furthermore, part of the plan includes gifting a portion of the land to the parish council to create a public park with a circular walking route and picnic areas, enhancing communal amenities.

This project marks a significant step in repurposing the historic estate while addressing environmental sustainability. The permission granted reflects a balance between local development and preservation efforts, with contributions aimed at supporting community services and educational facilities
