Land sale set to advance King Edward Triangle regeneration plans

Liverpool City Council Cabinet is poised to request approval for the sale of land at Great Howard Street in an effort to bolster the development plans for a key area in the city center. The land in question is part of the King Edward Triangle development site, and the proposed sale would result in KEIE Limited, the freeholder of the adjacent property, becoming the new owner. This transaction is seen as a pivotal step in unlocking the full potential of the broader development area and aligning with the city’s long-term regeneration objectives.

During a scheduled meeting on Tuesday, October 14, the Cabinet may authorize the Council to proceed with all necessary legal and contractual steps to finalize the sale. The King Edward Triangle currently houses a light industrial estate situated just half a mile north of Liverpool’s Commercial Quarter and the historic Pier Head. KEIE Limited, which is part of the TJ Morris group that owns Home Bargains, has put forth plans to construct over 2,000 residences, hotels, offices, and leisure facilities in a series of tall buildings.

The site is jointly owned by the Council and Beetham Davos Limited, with the Council possessing the freehold to the north-west section at Great Howard Street. Beetham Davos Limited acquired the remaining land from Peel Holdings. In a previous development, the Cabinet approved the removal of a restrictive covenant in favor of the Council, further supporting the development plans for the King Edward Triangle site.

Cllr Nick Small, the Cabinet Member for Growth and Economy, emphasized the significant impact of the land sale on the transformative project. This move is expected to leave a lasting positive mark on Liverpool’s city center and North Liverpool, aligning with the ongoing development from the Pier Head towards Everton’s Hill Dickinson Stadium.
