Gloomy forecast for tenants as rent rises set to speed up

Rising rents are being reported throughout the UK, although the extent of these increases varies depending on the location. According to the report, renters in more affordable regions have a greater ability to manage rent hikes before reaching the limit of what they can afford. Conversely, in pricier areas, rents are already near the maximum that tenants can reasonably pay, which limits the potential for further rent growth.

The forecast indicates that rental prices may climb by 4% to 5% by the end of the year. Despite this projected increase, the rise in rent is anticipated to remain broadly in line with the average annual pay increases of workers. Zoopla noted that landlords are still hesitant to make significant new investments in rental properties, citing higher costs and increased regulations as key deterrents.

Nathan Emerson, the chief executive of Propertymark, which represents lettings agents, emphasized the pressing need for more high-quality rental homes. He pointed out that a sustainable private rental market depends on creating favorable conditions that encourage responsible landlords to invest over the long term.

Emerson also stressed that boosting the supply of rental properties must remain a central focus. He explained that expanding availability is essential to offer tenants more options, enhance affordability, and promote greater stability within the rental sector
