Council takes first step to market key gateway site

Liverpool City Council has enlisted the services of CBRE, a global real estate advisory firm, to oversee the development of the recently acquired Great George Street site, with the aim of introducing new residential and commercial spaces. The Council’s decision to bring on CBRE follows a competitive tender process and signals a strategic move to define a clear vision and strategy for the significant city centre gateway location.

Collaborating with Liverpool-based architect firm Brock Carmichael, CBRE will be responsible for the design aspect of the business case, in addition to engaging with the local market and community to shape the proposals effectively. The Great George Street site spans 4.55 acres of brownfield land within Liverpool’s historic Chinatown area, in close proximity to the Baltic Triangle district and next to Liverpool Cathedral.

Since 2017, the development of the site has faced setbacks due to complex legal challenges, which Liverpool City Council has now taken steps to resolve. Following a successful legal battle in the High Court last November, the Council secured ownership of the site, paving the way for new residential and commercial developments on this crucial piece of land. The Ministry of Housing, Communities and Local Government (MHCLG) and Liverpool City Region Combined Authority (LCRCA) have shown their support by providing £10 million in funding to facilitate the acquisition and drive forward development options for the site.

By addressing the legacy of stalled development sites across Liverpool, including the Great George Street site, the City Council is demonstrating a commitment to revitalizing key areas within the city. This initiative aligns with other successful brownfield site developments in Liverpool, such as the Festival Gardens and Central Docks at Liverpool Waters, contributing to the city’s investment pipeline and boosting overall confidence in the local economy
