HEMISPHERE Two, the second phase of the HEMISPHERE development in Paddington Village, is set to create 350,000 sq. ft of laboratory and workspace in the Knowledge Quarter Liverpool (KQ Liverpool) innovation district. It will adjoin HEMISPHERE One, located at Liverpool City Council’s development site, Paddington Village. The development’s location will cater to the rising demand for lab space in the region.
HEMISPHERE Two is devised to feature Open Access Laboratories on its ground floor and chemistry labs. The building will also accommodate the new Pandemic Preparedness and Response Laboratories. Sciontec’s all-inclusive and flexible workspace solution, Sciontec AI, will be integrated into both HEMISPHERE One and Two. Sciontec expects the works to commence in Spring 2025, with HEMISPHERE One reaching practical completion by early 2027, followed by HEMISPHERE Two.
Liverpool City Region Investment Zone grant funding and Sciontec’s outline agreements with several Investment Zone funded projects could push pre-letting of HEMISPHERE One to 66% before works commence. The building itself will be occupied by Centre of Excellence for Long-Acting Therapeutics and National Biofilms Innovation Centre, among others.
HEMISPHERE will be built to integrate with the newly-completed LCR Connect network, funded by the Liverpool City Region Combined Authority, maximizing its connectivity benefits and resilience. With Liverpool Science Park’s current lab facilities reaching their maximum capacity, HEMISPHERE One’s pre-let status, and the increasing demand for KQ Liverpool’s high-quality lab space, the decision to expand HEMISPHERE marks another important milestone in the development of Paddington Village, as per Cabinet Member for Growth & Economy at Liverpool City Council, Cllr Nick Small
